Auto-Enabled Waitlist Events Now Logged in History

When the system automatically enables the waitlist because a rental’s availability date is too far in the future, that event is now recorded on the history page. The entry includes the context of what triggered it and is distinguishable from waitlist changes made manually, giving property managers better visibility into how and why a rental’s status changed.

Quarterly Fee Duration Now Supported

Property managers can now set fees with a “Quarterly” duration timing. The updated value is reflected in the Fee UI and syndicates correctly across single-family, multi-family, and other listing feeds.

Total Record Count Added to Applications API

The [/v1/applications] API endpoint now returns a total record count alongside paginated results, making it easier for integration partners to build progress indicators and manage reliable data syncs without needing to estimate dataset size.

Clearer Email Notifications for AI-to-Human Handoffs

When the AI leasing agent escalates a conversation to a human agent, the email notification now uses a clear, action-oriented subject line — replacing the previous generic “new message” format that made these handoffs easy to miss or deprioritize.

AI Virtual Agent – Prospects are screened in their own language

Pre-qualification questions are now relayed in whatever language a prospect is using rather than verbatim English. Answers are still saved in English. Screening flow feels more natural to non-English speakers and keeps prospects engaged through the early steps.

AI Virtual Agent – Web-chat conversations start with the right context

When the chat widget is launched from a specific listing page, the agent now recognizes that listing immediately on the first message, so prospects can ask about “this property” without having to re-identify it.

AI Virtual Agent – More accurate tour-time scheduling

The calendar now shows available appointment times grouped by day, giving prospects real, bookable options and a smoother path to confirming a tour.

AI Virtual Agent – Specific guidance for housing-voucher questions

When a prospect asks about housing vouchers or Section 8, the agent first confirms acceptance in the listing before scheduling a showing. If it can’t confirm, it recommends connecting with the leasing team directly. Prospects get a dependable answer and a clear next step.

AI Virtual Agent – Additional property search transparency

When a prospect searches by something outside the system’s filters (like a specific school district) the agent now explains what it can search by and what it will look for instead. Expectations stay clear and the conversation keeps moving toward the right listings.

AI Virtual Agent – More precise amenity searches

The agent now clearly separates unit-level from property-level amenities for more accurate results and listing matches that better reflect what’s actually available.

AI Virtual Agent – Clearer tour-confirmation guidance for self-guided showings

When a prospect books a self-guided tour, the confirmation message now includes clearer access instructions so they know exactly what to expect on the day of their showing.

Two-Way Rentvine Integration Now Live

Tenant Turner now has a two-way API integration with Rentvine. Listing data, owners, and occupants are imported from Rentvine into Tenant Turner, and qualified leads are automatically pushed back to Rentvine as prospects — eliminating the need for manual data entry across both platforms.

Property Shield Fraud Monitoring Now Available

Tenant Turner has integrated with Property Shield to help landlords and property managers detect and respond to rental listing fraud. Once enabled, Property Shield monitors your active listings and provides fraud risk scores at both the property and account level, giving you visibility into suspicious activity before it becomes a problem. The add-on can be enabled directly from your account’s Fraud Monitoring tab, with per-property pricing shown at checkout. Admins can manage settings and monitor fraud stats across all properties from a single dashboard.

AI Virtual Agent Now Available on Individual Listing Pages

The AI Virtual Agent is now displayed on both the overall listings gallery and individual listing pages. Previously only available on the gallery level, this update places the agent at the point where most prospects actually land — directly on a specific listing page after arriving from a third-party source. This increases visibility and engagement at the highest-intent moment in the prospect journey.

New Toggle to Hide the “Select Time” Step in Pre-Qual Flow

A new “Hide Pre-select Showing Time” toggle has been added to the Qualifying section of Account Settings. When enabled, the Select Time page is hidden during the pre-qualification flow, giving customers greater flexibility over their scheduling experience to better match their operational preferences.

SMS Nudge Sent to Leads Who Drop Off During Scheduling

When a lead starts the pre-qualification flow on the web but doesn’t complete it, they now receive an SMS 30 minutes later reminding them to finish scheduling their showing. This helps recover leads who get distracted or abandon mid-flow before fully booking.

Zillow Instant Tour Scheduling Integration for Single Family Properties

Tenant Turner now integrates directly with Zillow’s Instant Tour Scheduling for single family properties, allowing prospects to request a showing from a Zillow listing and have it flow seamlessly into Tenant Turner. Availability is automatically synced with Zillow on a rolling 10–14 day window, and leads are prompted to complete pre-qualification to fully confirm their tour. Property managers can configure the integration at both the account and property level.

Improved Igloo Ordering & Invoicing

The Igloo purchase page now pulls live pricing directly from Stripe and consolidates the order into a single charge, replacing previous client-side calculations. The checkout page also includes a clearer order summary with line items, making the purchase experience more consistent and invoices easier to reconcile.

URL-Based Showings Now Skip the Time Selection Step

When a viewing is configured with a URL viewing type, leads are no longer shown the “Select Time” pre-qualification page since time slot selection doesn’t apply. This streamlines the booking flow and removes an unnecessary step for prospects.

ID Name Must Now Match Lead Name to Confirm a Showing

When a lead uploads an ID, the name on the ID must now closely match the name they provided during sign-up. If they don’t match, the showing is created as a requested showing rather than confirmed automatically. This adds a layer of fraud protection by flagging cases where a lead may be using a real ID under a different name.

Improved CodeBox Ordering & Invoicing

The CodeBox purchase page has been updated with more accurate, real-time pricing pulled directly from Stripe, replacing previous client-side calculations with hardcoded prices. Orders now generate a single consolidated charge instead of multiple separate charges, and the checkout page includes a clearer order summary with line items — making the purchase experience more consistent and the invoices easier to reconcile.

Number of Parking Spots Now Editable in Property Settings

You can now view and manually set the number of parking spots directly on the Property Settings page. Previously, this value could be imported from feeds like RentManager and Rentvine but had no UI field, making it invisible and uneditable. Parking count is now surfaced next to the Parking Type field and syndicates correctly via the listing API.

Rental History Now Shows One Edit Event Per Save

The Rental History log on the Property Settings page was incorrectly creating multiple edit entries for a single save action, making it appear as though changes were saved several times. This has been fixed so each save now registers as a single event, giving you a cleaner and more accurate history.

Add Messaging to AI Virtual Agent at Purchase

When purchasing the AI Virtual Agent add-on, users can now optionally add the Messages add-on in the same flow, with pricing shown and a “Learn More” link for additional context. The option only appears for accounts that don’t already have Messages enabled. Messaging fees are waived during the 30-day trial period — after which both the AI and messaging fees are billed monthly.

Fraud Monitoring “View Add-On” Button Now Links Directly to Property Shield

Fixed an issue where the “View Add-On” button on the Fraud Monitoring tab was routing users to the general add-ons page instead of the Property Shield enable page directly.

Pet Information Added to Property API

The Property Get endpoint now returns pet policy details, including whether pets are allowed, which types are permitted, and the maximum size for small dogs. Integration partners and API consumers can now surface this information directly from the API.

Updated Lead Scheduling Flow

We’ve updated the lead scheduling flow so that prospects select a desired tour time before completing the questionnaire. This change removes friction early in the process, making it easier for prospects to commit to a showing and increasing your overall scheduling conversions.

Add User Data to Application and Showing Endpoints 

We’ve enhanced the Application and Showing API endpoints to include user contact details for assigned showings. API responses for showings now return the associated user’s name, phone number, and email when available, making it easier to identify and act on showing assignments without additional lookups. This update improves data completeness and simplifies integrations that rely on showing and application workflows. 

Required SMS Consent Checkbox on Contact Information Page 

We’ve added a required SMS consent checkbox to the Contact Information page when prospects request a showing. When enabled, prospects must acknowledge messaging consent and complete their contact details before continuing. This update helps ensure clear communication expectations, improves the accuracy of contact information collected, and reminds prospects that they can opt out of SMS messages at any time by replying STOP. 

Fees Now Support Decimal Amounts 

We’ve updated fee creation to support cents, giving you more flexibility when setting precise fee amounts. You can now enter fees with decimal values, allowing for more accurate pricing and billing. 

Fee Disclosures

Tenant Turner now displays required costs—such as rent, administrative fees, and pet fees—directly in each listing, giving renters a clearer understanding of total pricing before they apply. This helps prospects compare options confidently, reduces surprises, and leads to more qualified inquiries. A new fee layout in Account Settings also makes it easier for property managers to customize and standardize fee types across their properties, improving setup efficiency and consistency.

Anti-Fraud Acknowledgment

The Anti-Fraud Acknowledgment adds a fraud warning to the scheduling flow, requiring prospects to review and accept it before booking a showing. The message also appears on the viewing and access code pages, helping prevent impersonation and scam activity while reinforcing trust with verified property contacts.

Showing API Endpoints

We’ve updated the scheduling APIs to return both self-access and in-person showing windows in a single response. The create-showing endpoint now requires a local start time and viewing type, and a new “Pending” status supports requested appointments. These changes improve flexibility and accuracy for AI-driven scheduling.

Customizable Small Dog Weight Limit for Pet Screening

Agents can now set a custom weight limit when enabling the “Allow small dogs” option in their listing’s pet screening settings. This update gives agents the flexibility to define exactly what qualifies as a small dog, ensuring prospects are screened against the property’s specific requirements.

Enhanced User Profile Edit Navigation

Updating your user profile is now easier with the addition of a dedicated “Edit Profile” link directly on the User Information page. Users can quickly access and update their name, email, phone, and time zone without having to navigate through multiple menus, saving time and reducing friction when managing account details.

Group Dashboard: Multi-Account User Removal

Group admins can now remove users directly from the Group Dashboard, with the ability to select and remove users across multiple accounts at once. This streamlines team management by eliminating the need to navigate into each individual account to make user changes, saving time and giving group admins more control over their roster from a single view.

Support for Listing-Based Pricing Plans

Tenant Turner now supports listing-based pricing plans, giving customers a more flexible subscription model that scales with their active listings. The new plans are available during onboarding and when updating an existing subscription, with changes scheduled to take effect at the next billing cycle to avoid any mid-cycle disruptions. Billing is based on the number of active listings, ensuring customers only pay for what they use as their portfolio grows or changes.
