At its peak, JK Property Management managed over 1,200 doors throughout Great Falls, Montana. A portfolio shift brought that number down to around 700, where it’s held for roughly 6 years.
What hasn’t shifted is JK’s standing in the market. Despite ~20 new competitors entering Great Falls since 2019, they haven’t lost meaningful ground.

The Follow-Up That Turns Units Around Faster
Tenant Turner automates follow-up, showing feedback requests, and sending application links so that JK’s leasing coordinator can focus on the work that requires a person.
JK Property Management retains a human in the loop to review who’s toured, who’s engaged, and focuses their outreach on prospects already moving forward.
The personal touch didn’t disappear; it just moved to where it matters.
“Tenant Turner is reaching out to them, and automating that communication. We come in Monday morning, and we check who is trying to move forward. We’re able to nurture those leads even further to lock them into a deposit appointment,” Seilstad said.
Owner reporting is automated too now. Owners get regular reports on showing activity, prospect counts, and tour feedback.
Self-Showing Tech and Lockboxes Save 40 Work Days a Year
Since implementing Tenant Turner, First Choice has moved to almost exclusively self-showings, while tenant-occupied property viewings remain in-person. But with Tenant Turner, Angela can make even those showings even easier.
Before Tenant Turner, JK’s leasing process ran through their office lobby during business hours, Monday through Friday, 8 to 5.
Prospects who had an application on file could walk in at any time and check out a key to any advertised unit.
Seilstad estimated five minutes per interaction, in and out. Across 1,922 self-guided tours in 2024 — the first full year she tracked it — it came out to 320 hours.

Vendors faced the same problem: they’d come to the office for a key. Sometimes they’d get the wrong one and have to make a second trip.
JK used Tenant Turner to revamp the whole key operation, shifting to a system that vendors and prospects could count on.
872 Prospects the Office Would Have Missed
In addition to removing a major burden on staff, Tenant Turner extended the hours JK could operate without anyone being present.
In 2024, 872 prospects toured JK properties outside of business hours — evenings, weekends, holidays. Under the old model, Seilstad explained, those tours couldn’t have happened.
With more prospects able to see properties on their own schedule, JK’s pace of leasing accelerated.
Unit turns improved 72% year over year. And days-on-market fell to 14 days in 2024, against a national average of 36 and a Montana average of 31.
In 2025, it dropped to 10.
Seilstad said, “This year when I was putting together our annual report, I’m like, there’s no way we can do better than what we did last year. It’s not possible. We did.”
That number is now a sales tool. When Seilstad sits down with prospective owners, she leads with it.

JK Property Management wants to be in Great Falls for the long haul, managing properties well for the owners who trust them with what is often the only investment they have.
