Weeks cut from the leasing cycle

Matthew DeBoth has run leasing through leasing offices, on-site managers, and off-site teams. Before joining HCM Property Management as a Portfolio Manager in its Los Angeles office, he worked in Class A multifamily, asset management, and owner-operator property management.

HCM manages roughly 1,700 doors across Los Angeles and Orange County. And its approach to technology is at the core of its success.

Every Vacant Day Is a Dollar Lost

Compliance and strict tenant rights make Los Angeles one of the toughest rental markets in the country. DeBoth explained that most property managers simply can’t do it all.

But with Tenant Turner, AppFolio, a smart organizational structure, and operational discipline, no balls are dropped… especially when it comes to filling vacant units.

“What really hits for clients is that they want to know there’s a speed to it,” DeBoth said. “Because every day is a dollar where this is not rented.”

And because the way renters search has changed, what’s considered a “fast” response has changed.

“By the time they found your listing, your prospect has clicked interested on 10 places,” DeBoth said. “If you’re the one that responds three to five minutes later, that’s gold.”

Manual leasing can’t keep up. A single tour could take four hours of waiting for a response, plus another couple of hours of back-and-forth coordination.

“The speed-to-lead, the scheduling coordination, and the follow-up — that’s the magic behind the scenes. That’s the reason I have 98% occupancy in my portfolio.”

Tenant Turner, CodeBox, and AppFolio: The Heartbeat of Leasing at HCM

HCM chose Tenant Turner for its automated follow-up, its sync with AppFolio, and its support for CodeBox lockboxes.

“It’s the heartbeat of our leasing on the single-family side,” DeBoth said. “Anyone who’s interested in my unit can get an answer right away, rather than hearing back in two days. We want to nurture them to the tour and get qualified tenants there before we spend time trying to get to the property.”

Tenant Turner verifies each prospect’s identity before the tour and texts them an application link afterward. Gated communities and higher-end listings still get in-person tours, but most single-family tours now run through CodeBox.

One Person, Four Times the Listings

With Tenant Turner handling response, scheduling, and follow-up, HCM’s team focuses on keeping listings accurate and occupancy high.

“Someone using Tenant Turner could handle 10 to 20 listings a month easily. Someone not using Tenant Turner would only be able to juggle four to five.”

“We take weeks off of the leasing process,” DeBoth said. “Tenants rent faster, so we’re not bleeding into the next month of vacancy loss.”

Tenant Turner is also a selling point when HCM pitches acquisition targets.

“I tell them we’ll set it up with Tenant Turner. They can go at any time,” DeBoth said. “People are like, ‘Great, problem solved.’”

Where Humans Still Belong

Some operators worry that self-showings add risk. DeBoth sees it the other way around.

“Tenant Turner confirms the legitimacy of the person trying to come see the unit more than the average human would be able to do,” he said.

That frees HCM’s team for the moments that matter most.

“You can’t just hand off the keys. You want to lay out the house rules, make sure they understand what’s in the rental, and set them up to know what management looks like going forward. Tenants want to know that they’re heard,” DeBoth said.

Built for What’s Next

“The industry didn’t have these tools five years ago,” DeBoth said. “We like that we’re tech-backed. It just moves the process forward, and I think that’s what leads to our growth.”
